Rate Runway Report — April 3, 2026

Jet MortgageApril 3, 2026

The 30-year fixed hit 6.57% — highest since August 2025 — as the Iran conflict pushes oil above $111/barrel and drags mortgage rates higher for the fifth straight week. MBA applications fell 10.4%. Here's what's moving the market and the 3 JET products built for this runway.

Key Takeaways

  • 30-year fixed mortgage rates hit 6.57% this week — the highest level since last August and up 50 basis points in just one month
  • The 10-year Treasury yield closed at 4.31% on Thursday as Iran-Oman diplomacy eased bond market pressure late in the session
  • MBA mortgage applications fell 10.4% week-over-week for the period ending March 27 — refinance volume dropped a sharp 17%
  • Oil above 11/barrel (WTI) is the primary inflation driver pushing yields higher; geopolitical resolution could unlock rate relief quickly
  • Non-QM is the runway — with conventional volume shrinking and economic uncertainty elevated, Bank Statement, DSCR, and 1099 products are where brokers are building pipelines right now

What Moved the Market This Week

The dominant force behind this week's rate environment is one that has nothing to do with the Fed, the economy, or housing fundamentals — it's a war. The U.S. military conflict with Iran, now in its fourth week, has sent oil prices surging past 11 per barrel for WTI crude and 09 for Brent. Higher oil flows directly into inflation expectations, which push Treasury yields higher, which drags mortgage rates up with them. The 30-year fixed rate has now risen 50 basis points in a single month — a move that has all but halted the spring homebuying momentum that was building through February.

The good news: Thursday afternoon brought a moment of relief. Reports emerged that Iran and Oman are jointly drafting a protocol to "monitor" Strait of Hormuz traffic — a signal that diplomatic back-channels are open. Treasury yields dipped on the news, the Dow erased much of a 600-point intraday loss, and oil retreated slightly. Markets remain on edge, but the takeaway is clear: any credible move toward de-escalation will be met with a meaningful bond rally — and mortgage rates will follow.

On the labor market front, ADP's private payroll report for March came in at 62,000 — ahead of the 39,000 forecast, though still below February's revised 66,000. Initial jobless claims for the week ended March 28 printed at 202,000, below the 212,000 estimate. The official March jobs report releases Friday morning (Good Friday), though markets will be closed. Expect significant Monday morning repricing if the number surprises in either direction.

MBA Chief Economist Mike Fratantoni put it plainly: "The 30-year mortgage rate, now at 6.57%, reached its highest level since last August and is up half a percentage point from just one month ago." Purchase applications held up — down only 3% adjusted — because the buyer's market is real. Inventory is up, sellers are motivated, and FHA and VA purchase demand remains resilient.

On the capital markets side, T. Rowe Price and Loomis Sayles are stepping into agency MBS, calling mortgage bonds "cheap" relative to Treasuries. Non-agency MBS issuance set a post-crisis record in March — private capital is flowing into alternative mortgage products even as conventional volume contracts. For Non-QM originators, this is a structural tailwind.

3 JET Products Built for This Runway

Bank Statement Loans — For the Self-Employed Borrower Who Cannot Wait

When rates spike and conventional refis dry up, self-employed borrowers feel it hardest. JET's Bank Statement program qualifies on 12 or 24 months of personal or business deposits — no tax returns, no W-2s, no employer verification. Purchase applications are still moving. Give your self-employed clients a path to the closing table that their tax returns cannot block.

Jet Prime+ DSCR — For the Investor Who Runs on Cash Flow

Higher rates create higher cap rate requirements — only the strongest cash-flowing properties survive conventional underwriting. JET's Jet Prime+ DSCR program does not care about W-2s or employment history. If the rental income covers the debt service, we can close — with JET's 48-hour average underwrite. Non-agency MBS hit a post-crisis record in March on DSCR demand. The capital is there. The deals are there.

1099 Income Loans — For the Gig Economy Borrower Everyone Else Turns Away

40% of the workforce earns income as contractors or freelancers. JET's 1099 program uses the borrower's 1099 forms — not tax returns — making qualification straightforward for gig workers, consultants, and commission-based earners. In a buyer's market with motivated sellers, this is the product that unlocks closings other lenders walk away from.
