DSCR licensing questions brokers ask most
Do I need a mortgage license to originate DSCR loans?
It depends on the state. DSCR loans are business-purpose loans, so many states do not require a mortgage broker or MLO license to originate them. Others require a company-level broker license, an individual MLO license, or both — the state matrix on this page shows each requirement.
Which states require a broker license for business-purpose loans?
Arizona, California, Idaho, Kansas, Minnesota, Nebraska, Nevada, Oregon, South Dakota, and Utah require a company-level broker license to originate business-purpose loans. Filter the matrix by "Broker License Required" to see the current list.
Which states require an individual MLO license for DSCR loans?
Idaho, Minnesota, Nevada, Oregon, South Dakota, and Utah require the individual taking the application to hold an active MLO license, in addition to the company broker license.
Are DSCR loans exempt from TRID and consumer disclosure rules?
Business-purpose investor loans generally fall outside TRID and other consumer-mortgage disclosure requirements, which is why licensing treatment differs by state. Always confirm current requirements with your state regulator or counsel before originating.
How current is this DSCR state licensing matrix?
The matrix is maintained from JET Mortgage’s Business Purpose State Licensing Requirements reference. State rules change frequently, so treat it as a reference — not legal advice — and verify with your regulator or your Account Executive before taking a scenario.
