What is the JET Mortgage Scenario Desk?
The Scenario Desk is a pre-submission review service for wholesale brokers. You send the loan details — purpose, income doc type, occupancy, property, LTV, and FICO — and a JET Account Executive responds with program fit and structuring guidance before you register the loan.
Do I have to be an approved broker to submit a scenario?
No. Any licensed mortgage professional can submit a scenario for review. Broker approval is only required when you are ready to register, lock, and submit the loan for underwriting.
How fast does an Account Executive respond to a scenario?
Scenarios are routed immediately to an Account Executive — your assigned AE if you already work with one, or the next available AE. Most brokers receive a response the same business day.
What information should I include with a Non-QM scenario?
Include income documentation type (bank statement, P&L, 1099, WVOE, asset depletion, or DSCR), monthly income, DTI, credit event recency, occupancy, property type and state, property value, loan amount, and FICO. LTV is calculated automatically from value and loan amount.
Can the Scenario Desk review guideline exceptions?
Yes. Exception requests and complex Non-QM structures are reviewed directly by an Account Executive or underwriter, so you get an answer on a tough file before you spend time on a full submission.
